Real Estate Investor's Top Mistakes


Everybody is talking about the Real Estate market, gossip that market is no the same anymore, and we have to leave or move to another place or sell our properties very quit before market die. The true is yes market is changing, but Real Estate as always is a very stable and reliable way to invest, but now is you want to get some profit you have to wait, this is a long term business. The boom that we have been experienced in the past few years is ended, but nobody is talking that will never occurs again, Real Estate is like a wave, now is time to buy and take positions.

There are some factors or mistakes that you know or be aware when planning to invest in Real Estate

  • Filling out a loan application for stated income with incorrect income level, making it look good and increasing income level – FRAUD then, lying to the Lender to get a better interest rate and indicating that he would live in the property – FRAUD.

  • Over paying on a property, this will probably cost you a lot, at the time you sel or flip, before make a decision to buy, do a very good market research, get advice from a Realtor and ask for a Comparative Market Analysis (CMA) .

  • Not having enough cash in reserve to take care of paying the payment or the difference between what a renter and the mortgage was. As an investor, it is imperative that if you do not have the ability cash wise to cover the mortgage payment for a minimum of 6 months, you shouldn’t be an investor

  • Quitting a job that brings income when you are an investor is not only risky but stupid. Don’t quit your day job. If things go upside down, how do you plan on covering not only your own living expenses but also all your mortgages?

  • Hiring an unlicensed Contractor is a no-no. Remember, you get what you pay for. There’s a reason the contractor is not licensed.

  • Buying out of State…. Remember that you can’t expect others to watch over your property in the same manner that you would. And you probably are not keeping up-to-date with the market in that State much less that specific area.

  • Underestimating Remodeling or Repair Costs... Never buy a property without seller's disclosure and without qualified home inspector or general contractor.

There is no Rich Quick scheme that I know of that works.The real problem here is that if you can’t afford something, don’t buy it. If you have to lie on applications, don’t buy. If you are buying multiple properties and you can’t afford to pay the mortgage for six months on each of them at the same time, don’t buy. If you can’t easily inspect the property and check on the property regularly, then don’t buy
